Balcony Areas

Problem

A North Melbourne apartment complex had several fairly large trees located on common property abutting the building and surrounding balcony areas. There were major concerns with gutter blockages and the potential impact on balcony areas.

Preventative Management

Melcorp Strata arranged for the Owners Corporation to enter into a preventative maintenance agreement with a contractor for regular cleaning of the communal gutters.

Proactively Managing

Problem

A high rise development located in Melbourne's CBD had ongoing concerns with short term residents causing a nuisance to neighbours and on-site staff members, and damaging common property within the amenity levels.

Preventative Management

We created a sub-committee, sought legal advice, appointed a security consultant and thereafter in consultation with Building Management prepared a short term policy and procedures document to assist and educate short term leasing agents and owners.

Benefits

We protected the building’s integrity and thereby reduced maintenance costs. We were also able to educate all relevant parties with policies and procedures applicable to the building. This improved the peaceful enjoyment for any resident entitled to use the common property.

BREAKDOWN OF BULK HOT WATER SYSTEM

Problem

An apartment complex in West Melbourne had ongoing concerns with the Bulk HWS constantly breaking down leaving all residents with no hot water and complaining that nobody was notifying them of the breakdown.

Solution Delivery

We arranged to implement a Building Portal, available for all residents to use. Residents, agents and non-resident owners then received instant text messages for all emergency matters.

We avoided major water leaks and insurance claims/increase to insurance premium, providing peace of mind to the surrounding balcony owners.

Provision Of An Innovative Solution

Problem

A high rise development in the City of Melbourne had an embedded network for electricity/gas services and residents were complaining of these costs.

Solution Delivery

Melcorp Strata appointed an energy consulting company who initially arranged to meet with the Committee, review all bills and service agreements, and thereafter on behalf of the Owners Corporation went out to Tender and sought four quotations. We also arranged for the energy consulting firm to initiate a Q&A with the Committee to discuss the various options available. Melcorp Strata then arranged for a specialist legal firm to review proposals and provide recommendations.

Results

The Committee were ecstatic that we arranged for the energy consulting firm to meet with them and address their concerns. The transition of utility companies went on without any issues. Overall, the Committee was able to enjoy a 33% reduction in operating costs.
